Does your crawl space in Topeka need a vapor barrier?

Vapor barrier installation in Topeka means covering the dirt floor of your crawl space with a heavy plastic sheet so the floor framing and the rooms above stay drier. In most of the crawl spaces we see around here, there's either bare dirt down there or an old sheet that's torn and bunched up.

Most people call because the house smells musty, the floors feel cold and clammy, or somebody went down for a pipe and came back muddy. The price moves with the size of the floor, how many walls, piers and pipes the sheet has to work around, how much is stored down there, and whether you want a basic liner or a fully sealed crawl space. The schedule turns mostly on water, because if there's a leak or drainage problem, it gets handled before any plastic goes down. I'll give you your own number at the estimate, after I've walked the space with you and explained what I'd do and in what order. We're based in Topeka and also work in Lawrence, Tonganoxie, Eudora and other cities around it.

Why Topeka homeowners call Efficient Topeka Insulation Company for vapor barriers

  • I walk every crawl space myself

I look at each job myself, and I'm on site for most of the install while our crew lays the sheet. The person who gave you the plan is the one watching it happen.

  • In business since 2020

I learned insulation from my dad and started this business in 2020. His rule still runs every job, so whatever is wrong under the cover gets fixed before the cover goes on.

  • Licensed and insured for your home

Topeka issues its own residential contractor license for remodeling work on one- and two-family homes. We're licensed and insured, and glad to go over both with you before any work starts.

On this job, what's under the sheet matters more than the sheet. Send us a note or call (785) 246-7785, and I'll come take a look.

How we handle vapor barrier installation

We don't put a barrier down until the crawl space is staying dry, so my first visit is mostly about water, where it gets in and whether it's been fixed. A sheet over a puddle is just a puddle you can't see. Federal crawl space retrofit guidance agrees that nothing new should go in until you're sure the space will stay dry. Once it is, we talk through a basic liner or a fully sealed crawl space and which one fits your house, and then our crew lays the sheet across the floor and runs it up the walls and piers. Energy Department guidance calls for covering the whole floor, or as close as you reasonably can get, with the seams overlapped and the sheet fastened to the walls where it needs it, so ask any crew, us included, how they handle those two things. If your crawl space walls have fiberglass, cellulose or mineral wool on the inside, the same guidance says to keep plastic off the face of that insulation, so we plan the sheet around it.

A barrier only handles what comes up from the ground. Air leaking out the top of the house is a separate fix, and attic air sealing closes those gaps before anything goes over them. In an older house where the walls and floors never got much insulation, retrofit insulation adds it to the house you already have.

  • Basic liner

Plastic laid over the dirt floor and lapped up the walls, with the vents left as they are. It suits a vented crawl space that stays dry and mostly needs the ground moisture kept down, and it's the less expensive choice.

  • Fully sealed crawl space

The vents get closed off and the sheet is sealed tight, so the space under the house behaves more like part of the house. It costs more, and I usually steer people toward it when ductwork or a furnace lives down there.

How do you know your crawl space needs a vapor barrier?

  • A musty smell inside

The house smells like a basement, worst on muggy days. That's usually damp air rising off the dirt, and the longer it goes, the more the wood under you soaks up.

  • Bare dirt or torn plastic

You open the access door and see bare dirt, or an old sheet that's torn, bunched up or holding puddles. It isn't doing much, and the moisture keeps reaching the framing.

  • Damp wood or fuzzy growth

The joists feel damp, or there's white or dark growth on the wood. That usually means the crawl space has been wet a while, and waiting turns a nuisance into a repair.

  • Cold, clammy floors

Floors over the crawl space feel cold and a little damp, or the insulation down there is sagging. Wet insulation doesn't do much, so the power bill climbs while it hangs there.

What happens when you call about a vapor barrier in Topeka?

  1. Call and set a visit

You call or send the form, and we set a time. I walk the crawl space with you and tell you what has to be fixed first and what comes after.

  2. Our crew lays the barrier

If you go ahead, our crew lays the sheet and I'm on site for most of it. Clear out what's stored down there so the sheet can cover the whole floor.

  3. Clean up and walk it

We clean up and walk the crawl space with you at the end, so you can see the seams, the walls and the edges before we call it done.

Vapor barrier questions we hear

These are the questions people ask me most about crawl space barriers. If yours isn't here, call (785) 246-7785 and ask about your own crawl space.

What does a crawl space vapor barrier do?

A vapor barrier keeps moisture in the dirt under your house from evaporating and drifting up into the rooms above. Less of that damp air ends up in the floor framing and the air you breathe upstairs.

How much does vapor barrier installation cost in Topeka?

A basic vapor barrier, just plastic laid over the dirt floor, usually costs about $0.50 to $1.50 per square foot across the US. A sealed crawl space and any water work that has to come first both add to that. I'll give you a figure for your house after I've walked the crawl space.

Can a vented crawl space be sealed instead?

Some vented crawl spaces can be sealed, when the conditions under the house allow it, and that's part of what I look at on the first visit. Sealing takes more than closing vents, because every seam and every spot where a pipe or pier comes through the sheet gets sealed with a sealant that lasts and works with the plastic.

Does a crawl space vapor barrier help with radon in Kansas?

It can help, because a well-installed sheet cuts down on soil gases like radon along with ground moisture, so how well it's laid matters as much as the plastic. The Kansas Department of Health and Environment says radon is a radioactive gas you can't see or smell and that it can cause lung cancer, so a test is the only way to know your level. Topeka's building code recommends sheeting under new slabs and floors but leaves it optional, and that's about new construction more than the crawl space you have now.

How do I know if a crawl space vapor barrier is thick enough?

Ask whether the sheet meets the Energy Department's crawl space vapor retarder guidance, which sets a minimum thickness and a maximum perm rating, a number for how much moisture can pass through. I'll tell you which sheet I'd use and why when I come out.

How do I find out if I need a permit for a crawl space vapor barrier in Topeka?

Ask the local building office, or let us do it, because we check with that office on every job and handle any permit it calls for. That way you're not chasing paperwork while the crawl space waits.
