Insulating Topeka houses, old and new
I started this business in Topeka in 2020, after years of crawling through attics behind my dad, so most of what we find up there doesn't surprise me anymore. Closer to the middle of town the houses tend to be older, with plaster walls, a loose attic hatch and a few inches of fill that went in a long time ago and has since settled flat. Out toward the edges it's ranch houses and newer subdivisions, where the calls are more often about the room over the garage or an upstairs that won't cool down. We do the same work east of here in Lawrence, KS and up in Tonganoxie.
Those two kinds of house need different jobs. An older attic usually needs the old layer checked and the leaks closed before anything new goes on, while a newer one more often needs the thin edges filled and the garage ceiling sorted out.
What we do on Topeka houses
Attic air sealing
Older Topeka attics usually have open gaps around can lights, plumbing pipes and the hatch, and warm air pours through them all winter. We close those first with foam and caulk, because insulation laid over a gap just hides the draft.
Blown-in insulation
Plenty of attics here have a few inches of settled fill that runs thin at the edges, right where the roof meets the walls. We top them up with blown-in, loose fill sent through a hose, and keep it deep out to the eaves without burying the vents.
Insulation removal
When old fill has been soaked by a roof leak or packed with mouse droppings, new material on top just keeps the problem in the house. We vacuum out what's ruined, clean the attic floor and start it over.
Spray foam insulation
In the room over the garage, or an attic where the ductwork runs, loose fill can't stop the air moving through. Spray foam insulation costs more, but it seals and insulates in one pass, so that's where we use it.
Crawl space insulation
Cold floors in a Topeka house often trace back to an open crawl space underneath. We insulate it and seal the rim where the house sits on the foundation, so the floor stops pulling cold all winter.
Wall insulation
A lot of older houses here were built with nothing inside the outside walls, which is why those rooms feel drafty no matter what the thermostat says. We fill the empty walls through small holes, then plug and patch them when we're done.
What Topeka houses need from an attic
Topeka swings hard between hot, humid summers and cold, windy winters, so an attic here has to work in both directions. A leaky one lets heat out in January and lets it pour in through July, which is why the upstairs bedrooms are always the first to complain and the power bill is the second. We fix the air first and the insulation second, because my dad was right that insulation over a leak is just a nicer looking leak.
Age is the other half of it. Most older houses here have been rewired, re-roofed and patched over the years, and each round left a few more holes in the attic floor and sometimes a vent covered over. We find them, close them and keep the vents clear so the attic can still breathe.

Topeka insulation questions
These are the questions Topeka homeowners ask me most, answered straight. If your house raises one that isn't here, call or send the form and ask about your own job.
Do I need a permit to insulate my attic in Topeka?
We check with the city on every job and handle any permit it calls for, because the code doesn't settle insulation in so many words. Topeka has the building official issue permits for work that alters or repairs a building, and its list of work that needs no permit names things like small sheds, decks, painting and cabinets, not insulation. If the job means moving wiring or a bath fan duct, that falls under the electrical or mechanical rules, which need their own application before the work starts.
What changes for a Topeka home built before 1978?
If the job needs a building permit, the city wants a document signed by the contractor saying you got a copy of the EPA pamphlet "Protect Your Family From Lead In Your Home." That applies to houses originally built before 1978, and the city's contractor licenses carry the same condition for those homes. We take care of that step as part of handling the permit, so it doesn't hold anything up.
What license does an insulation contractor need in Topeka?
Topeka licenses contractors through its own code, with trade licenses for mechanical, plumbing and electrical work and separate residential and commercial contractor licenses. It's fair to ask any contractor which one they hold before they climb into your attic. We're licensed and insured, and I'm glad to go over it when I come out.
How much does attic insulation cost in Topeka?
The price comes down to your attic, not a flat rate. Size and how easy it is to get into matter, but the bigger swings are how many inches are already up there, whether old fill has to come out first, how many gaps need sealing, and whether the job calls for foam or loose fill. Your own figure comes from the estimate, after I've been up there with a tape measure.
How long does attic insulation take, and when can we go back inside?
Most attic jobs don't take long, and with blown-in you can usually stay home while we work. The time turns on how much sealing the attic needs and whether old material has to come out first. Spray foam is different, because the foam maker sets a re-entry time, when people and pets can come back in, and we'll tell you what it is before we start so you can plan for the kids and the dog.
What causes a hot upstairs in an older Topeka house?
Usually it's air, not a shortage of insulation. Hot attic air slips down through gaps around lights, pipes and the hatch, and the insulation is often deep in the middle and thin at the edges, which is backward. We seal those gaps and bring the edges up to depth, and that usually does more than piling more on top.
